Skyscraper Of Paris The Eiffel Tower

The Eiffel Tower – an enormous structure of exposed latticework supports made of iron, was constructed for the Paris Exposition of 1889. The Prince of Wales officiated at the ceremonial opening. Of the 700 proposals submitted in a design competition, one was collectively chosen, a radical conception from the French structural engineer Alexandre Gustave Eiffel, who was assisted in the design by engineers Maurice Koechlin and Emile Nouguier, and architect Stephen Sauvestre.

The Eiffel Tower was admired by Rousseau, Utrillo, Chagall, and Delaunay. Built to commemorate the science and engineering achievements of its age, soaring 300m / 984 ft. and weighing 7000 tons, the structure is made up of two visibly distinct parts – a base composed of a platform resting on four separate supports and, above this, a slender tower created as the bents taper upward, rising above a second platform to come together in a unified column.

This unparalleled work, the tallest structure in the world until the Empire State Building was built about 40 years later, had several previous circumstances. Among them were the iron-supported railway viaducts designed by Eiffel, an arch bridge over the Douro River in Portugal with a span of 160 m, and a design for a circular, iron-frame tower proposed by the American engineers Clarke and Reeves for the Centennial Exposition of 1876. Eiffel acknowledged this influence publicly; as he was no stranger to the United States, having designed the wrought-iron pylon inside Frederic Bartholdis Statue of Liberty in 1885. Later in the same year, he had also begun work on the cupola of the Nice observatory.

In the basements of the eastern and western pillars, one can visit the gigantic 1899 machinery which powers the elevators. From the Towers three platforms -especially the topmost – the view of Paris is superb. It is generally agreed that one hour before sunset, the panorama is at its best. There are other magnificent views, especially when the Trocadro fountains are in full force; one gets free show from the dancers and acrobats who perform around the Palais de Chaillot. The money used in Costa Rica is called colons. You can change dollars into colons at the airports in San Jose and local banks. Other ways you might get colons is if you pay for something in US dollars, you will receive change in colons. During my stay at Costa Rica, I once paid a cab driver in US money, and I received change in the local currency. You should also make sure your dollars are not torn. Local banks and businesses do not accept torn US dollars. I tried to exchange a torn $50 bill, and the bank would not accept it!

-Bringing Money

On my trip I brought my money half in dollars and the other half in American Express cheques. When a traveler cheque is used there will be a commission fee.

When to visit/weather

Costa Rica has two seasons the dry season and the green season (or rainy season). The dry season is from December to March. The dry season is the busiest time in Costa Rica. Prices are much higher and it is harder to find a place to stay. Now in the green season you will find much cheaper prices. The green season is from April to November. During the rainy season it generally rains for a few hours and then clears up.

Traveling within Costa Rica

Bus You can catch one to most parts of the country. There are a few places where the bus comes only once a day though

Cab There are red cabs throughout the country. If the cab driver tells you the meter is broker, just get out. First it is illegal for a cab driver to drive with a broken meter in Costa Rica; secondly he might just be trying to rip you off.

Renting a Car You can rent a car, but to me personally I would find driving in Costa Rica difficult, since Im not from the country and it seems there are a lack of street signs. Also the prices for a car rental can be pretty expensive.

Local airlines You can catch local flights to places throughout Costa Rica. They are regularly scheduled and reasonably inexpensive.

Rental Properties: 10 Ways To Increase Income

What if you want better cash flow from your rental properties? You can’t just raise the rents arbitrarily. If tenants leave, income goes down, not up. There are other ways, though, including the ones listed below.

1. Install coin-operated washing machines. Even if you don’t have the money to do this yourself, you can find a company that will do it for you, and share the income with you.

2. Rent extra parking space. When I got tired of a renter’s extra car, I just started charging a weekly fee. Then I didn’t mind so much.

3. Raise the rent. Okay, we did dismiss ARBITRARY rent hikes as a cash-flow solution, but check on the rates for similar units. Are you renting at below-market rates?

4. Rent storage sheds. Especially if your apartments are small, your renters may need a place to store their things. Don’t let them spend their money elsewhere. Put a few sheds on the property.

5. Enforce late fees. It is perfectly fair to have a fee for late payment of rent, and guess what? Those who are chronically late usually don’t even mind – they just don’t look at these things the same way as others.

6. Offer improvements for rent increases. If it’s worth $25 more monthly rent to a tenant, install that dishwasher. Even on a credit card you’ll pay less than that per month for it.

7. Install vending machines. If your rental properties are large enough, others will do this for you for free, and give you a share of the income.

8. Rent by the room. A four-bedroom house might make more money if you include all the utilities and rent by the bedroom. This has made a lot of fortunes for investors in college towns. It does mean a lot of management, however.

9. Rent-to-own sale. Usually there’s a non-refundable deposit, and higher than market rents in these deals. When renters change their minds, as they often do, you got the deposit and better cash flow. This is great when poor cash flow makes you want to sell. You either sell or get the better cash flow as you repeat the process.

10. Reduce expenses. Every dollar of expense you cut goes straight to the bottom line. List every expense of your rental properties, and look at them one at a time. How can you reduce them?

Scuba Diving During a Cruise Vacation

Say you want to scuba dive but your significant other is not a diver and would rather do other activities like shopping. If you both decided to go on a Caribbean cruise vacation, is it still possible for you to go scuba diving? The answer is yes. This will be a big relief to all certified scuba divers who are going on cruises with itineraries that include such great scuba dive destinations as Cozumel and Grand Cayman. After all, as certified scuba divers, it would be a shame to go to these ports and not dive.

Many cruise ships offer scuba diving as part of their available shore excursions. Some ships even have small dive centers on board for those who want to take introductory sessions in the ship pools. These cruise lines will often have business contracts with local dive operators at each port that has scuba diving. These local dive operators will take certified scuba divers on boat trips on behalf of the cruise lines. Booking and payment will be through the cruise ships rather than the local dive operators. The cruise lines claim that if for any reason the scuba trips run late, the cruise ships will not leave port until all passengers from these cruise ship organized excursions are back on board. They wont wait around for passengers who decide to take their own excursions not booked through the cruise ship. This is how the cruise ships try to convince divers to take their excursions even if the cost is usually at a premium compared to what local dive operators would normally charge directly.

Another way to get some scuba diving in during a cruise vacation is to make arrangements and book in advance with local scuba dive operators at each port you are interested in diving at. Although there is always some risk in missing your port departure if your own outing runs late, just make sure you plan your own dive trips so that you are back on the ship well in advance of port departure. Usually if your cruise ship arrives at port early in the morning, you could book the morning dive trips with the local operator and still have the rest of the afternoon to shop or do other sightseeing. For later arrivals where you would miss the morning dive trips, it is still possible to take the local operators afternoon dive trips but in this case, it is very important to make sure that you confirm what the estimated time of return to the docks are. If you can return to the docks at least two hours before the cruise ships scheduled time of departure, than you will have ample time even if the dive boat returns a bit late. It its only an hour or less, the timing may be too tight. See if the dive operator has a shorter single tank afternoon trip which might get you back to the docks earlier.

Some local dive operators even have special pick up and drop off services to and from the cruise ship terminals to their dive shops. These dive businesses are obviously making an effort to take some dive business away from the cruise ship organized excursions. These particular local dive operators would be ideal if you could find them before your cruise vacation. Otherwise, you may have to take a local taxi to the dive shop if it is not within walking distance of the cruise ship terminal. Of course, this is usually not a problem either and even with the added cost of taxis, the overall cost of going with a local dive operator may still be lower than the cruise ship organized dive excursion.

Some cruise ship passengers have successfully gotten on local dive trips without any advance booking. These divers just walked into a local dive operator once at port. Although this is certainly feasible, it is not recommended especially in a destination that fills dive trips up quickly. With the internet, it is quite easy to make arrangements with many local dive operators in advance of your cruise vacation. Tell them which day your cruise ship will be coming in and the expected time of both arrival as well as departure. Some ports like Cozumel have more than one cruise ship terminal so its important to let them know if possible which one your ship will be docked in. They will then give you your best options for some scuba diving for that particular day.

Visitors arent allowed to the top of the Statue of Liberty anymore because of security issues. You are thoroughly frisked in an exhaustive security check, and have to reserve a time to visit in advance. You would be better off seeing the Statue of Liberty from the ferry that takes you to Ellis Island. The Immigration Museum at Ellis Island is worth a visit, and it is free. The ferry ($10) leaves every 25 minutes from Battery Park and stops at Liberty Island and Ellis Island.

Central Park
Possibly one of the more infamous locations in New York, Central Park is the stuff of American legend. With its beautiful greenery, sprawling lawns, and lakes, Central park in highly popular with outdoor enthusiasts and concert goers. Times Square
