Bangkok Rental Market Thrives

Thailand Property Report by Dawn Ferguson With housing allowances in the range of Bt70,000 to Bt100,000 a month, Bangkoks high-paid expatriates have money to burn – and they want homes with all the Western-amenities theyre accustomed too.

For condominium and apartment owners, this segment of the market is a potential gold mine, particularly given most of these expects are here on a short-term basis. The statistics certainly are promising, but as competition grows, its not an easy market to enter.

CB Richard Ellis Thailand executive director James Pitchon told Property Report Thailand that demand for high-end rentals increased in 2006 and the number of expatriates in Bangkok with work permits grew to 67,412 in 2006, a 12.5% increase year on year according to statistics by the Alien Occupational Control division of the Department of Employment. The largest segment of this market is Japanese – 22% – as the so-called land of the rising sun is the largest foreign direct investor in Thailand.

Pitchon noted that the rental market is in actuality even higher, as those numbers exclude diplomats and agencies such as the United Nations. They also exclude foreigners without work permits, but Pitchon says they consider most of these to be part of the retiree market, who traditionally buy their units.

The good news is that demand increased. Last year there was only a limited amount of new supply in apartments, and there were only about 330 units completed last year. But the number of condominium units grew by over 4,000 units. That will continue to be the case in the next two to three years, he said, but added this figure excluded serviced apartments, which are considered a very different product somewhere in between a hotel and an apartment. Many now have a hotel license, so theyre operating on a more short-term basis.

From a supply point of view, the big question is, how many of these apartments are expat quality, and how many owners of these new condominiums will want to lease them out? asks Pitchon. Recently a new supply has appeared in the downtown area, and theres been a greater focus on small sized units, many of them aimed at the Thai market, so not all the new condo supply will be of a standard that appeals to expats, but there are a lot of condo units.

Pitchon says the proportion of owner occupation and units purchased by people on a buy-to-lease basis varies from building to building: Of the developments that are just coming up to completion, the number that will be available for rent ranges between 30-50% at the moment. So, although demand has risen, there will be quite a lot of condominium supply coming on.

This means that competition is going to be tight in the coming year. Generally, expats given the choice would prefer a single ownership apartment, says Pitchon, because the owner is able to service all their requirements whereas in a condo the owner might not even be in Thailand. And in many cases the owner has not put in place a local manager to look after his apartment. So the challenge for condominium owners who have bought to lease out is how to manage their units because tenants will have questions.

So if the air conditioner breaks down, whos going to fix it? It will not be the staff looking after the common areas of the condominium, because their responsibility is not private property. So owners must think about how they will manage and maintain the units.

This includes implementing pest control contracts, regular A/C maintenance contracts, and, most importantly, there has to be a clear understanding between the owner and the tenant of whos responsible for doing what.

The most popular area for expats is still Sukhumvit, followed by Central Lumpini and the Sathorn area. There are two satellites, one being around the International School of Bangkok and there is also a smaller cluster around Bangkok Pattana School. As for the up-and-coming riverside, currently there is limited demand from expatriate tenants, generally because of access issues. A small segment of expats are heading to other areas, such as Thonglor. Again youve got access to the skytrain but in a slightly lower density environment, said Pitchon.

The expat rental market is driven generally by housing allowances granted to employees and employees generally spend all of their allowances, but not put their own money in. The biggest change in the market has been that Japanese with families now receive higher allowances than they did previously, says Pitchon. Some will give Bt70,000 or Bt75,000 for a three-bedroom apartment. The Japanese tend to be at the lower end of the market but they are a significant level of demand.

Whats happened is that much of the existing stock is over 10 years old. Weve seen very few apartments built since the financial crisis over the last 10 years, more condominiums, and what has been happening is that new supply, with smaller units, is actually getting higher rents because it looks better. As for housing rentals, Pitchon says the market is small because there a limited supply of homes in central areas, including in the Sukhumvit area. Sansiri on 67 had rented well, but there is a limited market for people with over Bt100,000 a month to spend, he said. There are few companies that pay that kind of housing allowance.

As for two-tiered pricing for Thais and Foreigners, there really isnt a Thai rental market. Given that Thais have the freedom to buy and sell what they choose, unlike foreigners, those with high salaries and incomes just wont go out and rent 75,000 a month apartments. So there is no Thai market above Bt15,000 a month.

The rental market is efficient in terms of transparent pricing, information on products and a regular turnover, said Pitchon. So if a building doesnt maintain its standards, then new expats will not move in.

Fall Foliage Scenic Drive in Rhode Island

Rhode Island may be the smallest state in the union but when it comes to scenic drives it has one of the best. With over 400 miles of coastline and 20 percent of Americas National Historic Landmarks, Rhode Island packs plenty of distractions in this fall foliage coastal drive.

The trip is a one-way 61-mile scenic drive on Route 1A along Block Island Sound until turning North to follow the western shore of Narragansett Bay. Youll eventually hook-up with Route 138 east and shoot over to historic Newport and the scenic 10-mile Ocean Drive.

Along the way are plenty of detours for lighthouses, wildlife refuge trails, beach walking, and quiet village rambles in autumn splendor. And if youve got an extra day, dock yourself at Point Judith and take the ferry across to Block Island and rent a bicycle to tour around and enjoy the stunning fall scenery.

But back to the drive, and lets get going…

Start your scenic drive by heading south on U.S. Highway 1A from Westerly. Look for the sign to Watch Hill Road, which takes you out to Watch Hill, a marvelously preserved Victorian seaside town.

Attractions in Watch Hill include The Flying Horse Carousel, the oldest continuously operating merry-go-round carousel in the U.S., and the Watch Hill Lighthouse, a granite and brick-lined 19th Century masterpiece. The Lighthouse has no parking so youll park in town and stroll out the 15-minutes it takes to get there – but its worth it!

Continue the scenic drive by retracing the road back to US 1A and then heading east. Route 1A merges with Route 1 as you drive towards Charlestown and the Point Judith Area. This part of the drive has numerous beaches, long sand spits, inlets, coves, and turnoffs for salt ponds and wildlife refuges protected by the natural beach barriers on Block Island Sound.

Follow Route 1 until it intersects with Route 108 south and head down to Point Judith and the Junction of Route 1A. Drive the short distance to Point Judith Lighthouse, which was built in 1857. Here youll also get another great view of Block Island and its cliffs on the horizon. The island is just a short ferry ride from Point Judith and a popular daily excursion for many during the fall foliage season.

Take Route 1A North to Narragansett Pier and on to farms and countryside surrounding the Pettaquamscutt River. This area of stonewalls and forests once housed many Rhode Island plantations that gave the state its formal name of Rhode Island and Providence Plantations. In the fall foliage season the forests are ablaze with autumn and add a satisfying splash of color to this coastline tour.

Continue the scenic drive north until it meets Route 138 and then head east on Route 138 over Jamestown Bridge to Conanicut Island, and then over the magnificent Newport Bridge into the city of Newport – once the home of the Americas Cup races, and still one of the sailing capitals of the world.

Newport is on the southern tip of Aquidneck Island, and the final leg of this fall foliage scenic drive. It is one of my favorite cities in New England – anytime of the year – but especially during autumn. Theres plenty to see and do, as youll discover…

After the Newport Bridge follow the signs to the Transportation Center. Stay on the main road as it winds through the harbor area, and which offers views of the alleys and passageways leading to million dollar yachts berthed at the docks. Eventually the road becomes Memorial Boulevard until it meets Bellevue Avenue on the right.

Bellevue Avenue is home to many of the famous Newport Mansions and when time allows worth a visit to a few on a return trip. For now admire the “summer cottages” as they were once called, from your driving view and work your way towards Ocean Drive.

Ocean Drive is a 10-mile route that starts on Bellevue Avenue and follows Ocean Avenue around a rocky peninsular with fishing coves, swimming beaches, and public parks.

The Ocean Avenue part of the drive is probably the most scenic with magnificent houses on rocky necks amidst the omnipresent Atlantic Ocean. A rest stop at the halfway point on Ocean Drive is Brenton State Park, and is popular for picnics and flying kites – it has tables and B-B-Q pits if you can remember to bring your own charcoal.

As you head out of the park youre heading back to Newport Harbor, and youll pass the Castle Hill Lighthouse, Hammersmith Farm – where former Jackie Kennedy spent childhood years – and Fort Adams Park.

The Fort Adams State Park is on Harrison Avenue and another wonderful destination of its own another day. Turn left at the next intersection, and left again onto Halidon Avenue. Continue right onto Wellington Avenue and youll pass by King Park on your left, which is at the southern end of Newport Harbor, and leads you back into the city center where the tour ends.

Theres a lot of diversity packed into this fall foliage scenic drive and its in one of my favorite areas of New England, and after youve take the ride yourself I suspect it could be one of yours.

You should not carry too much cash on you when you travel here. That said, you are not going to be able to use a credit card or write a check when you are visiting Australia. Australian currency is decimal with the dollar as the basic unit. There are exchange shops where you can cash in and get the local currency that you will need.

Climate
The climate is moderate and there is not as hot as some people might thing. The temperate will depend on what time of the year you are there. Usually you will find nice temperatures and a great weather pattern. You will want to bring lightweight clothing for your trip and a couple of sweaters or sweat shirts just in case.

Customs
Laws prohibit any drugs, firearms, or any other foreign objects. They have these laws to protect the wildlife and citizens of their country. Unlike some foreign countries, there is not limit on the amount of Australian cash that may be brought into or taken out of Australia.

From beaches to the alps, France has a little of something for everyone. In this article, we take a look at Paris and the beach city of Nice.

Paris

It is hard to know where to start when discussing Paris. Take a boat down the Seine River and you will pass Notre Dame, the Eiffel Tower and so many other notable spots it is easy to get overwhelmed. The city is simply that dramatic.

Long considered the most glamorous city in Europe, Paris has a little of everything. For the romantic, one can visit the haunts of famous writers, historical sites of just about every nature and the Moulin Rouge.

On the other hand, art lovers can spend weeks visiting the 100 plus museums in the city with, of course, the Louvre being the crown jewel. Personally, I found the Rodin Museum just as interesting, particularly since there was a much smaller crowd.

Perhaps the best way to experience Paris is just to wander around. Yes, take a few days to visit the notable tourist trapserr, destinations. Once you get tired of standing in crowds, walk out of your hotel and just keep on going. You will find little neighborhoods with eccentric characteristics to make you smile. As you plod along, real cafes and gathering places will become apparent. Make sure you visit them as the locals in these neighborhoods are very friendly and funny.

Nice

Nice is a small beach city just to the east of Cannes in the south of France. It is an odd mix of old world charm and beach culture. In and of itself, there is nothing particular about Nice when compared to Cannes with the exception of the prices. They are significantly cheaper and you get pretty much the same thing.

One extremely positive thing about Nice is the launching factor. Nice is close to everything and a natural launching point to go practically anywhere in the general region. You can hop on a train to the east and be in Monaco in 15 minutes. You can take a 20 minute minivan trip inland to learn how to make cheese and soap. Thankfully, this isnt the same location.

France is a diverse country with a rich history. It can be easy to overdose on the volume of things to see, but you cant do much worse than just walking out your door and exploring. Remember, those boots were made for walking.

For the more adventurous and nature lovers, Canada offers some of the best vacationing areas in the world. Winters are wonderful in Canada; with snow clad mountains and skiing “highways”. These skiing trails are often rated high when compared to popular, expensive and always over booked resorts like Colorado, Vail and Aspen. This is due to the magnificent ski slopes and a host of pedestrian-only villages that have multiple shops, restaurants and a variety of nightlife. The best part of the Whistler Resort is its social and community atmosphere. Added to this the value of US dollar in Canada contributes to the attraction of skiers from across the globe.

Glacier National Park is another of the major tourist and vacationing attraction. Known for its breath-taking views of waterfalls, lakes and high mountains and covering about a million acres, this Crown of the Continent” is very sparsely populated compared to the Yellowstone or Yosemite national parks in the USA. This house of the grizzly is all the more attractive because of the wildlife which is another major attraction for vacationers is Canada. The wildlife spotting in Canada can be exhilarating when one spots a wolf, mountain lion or a Rocky Mountain sheep.

Planning your vacation in Canada can be very easy and low budget considering a host of vacation rentals and private accommodation available across the most sought after tourist destinations.

Antarctic Cruise – An Adventure Vacation For Everybody

If you really want to get away from it all, think about a cruise to Antarctica.

Underneath the ice at the South Pole is a land mass that used to be much nearer the equator, where it was forested with a normal variety of animal life. AS the continent drifted south, at a rate of centimetres a century, the species living there evolved to cope with the changing climate.

Those animals still live there. The continent, or at least the Southern Ocean surrounding it are teeming with wildlife. This is the only place on Earth where wild animals have not learnt to be afraid of humans, meaning that you can get really close to these animals in their natural habitat.

This area may not be inhabited by many people but there is an enormous variety of wildlife, including various species of whales, seals and sea-lions. You will see Rockhopper penguins, Magellanic penguins, Adelie, Chinstrap, Gentoo and King penguins. For those interested in flying birds there are Albatross, Kelp Gulls and Terns.

Most people are interested in seeing Orca, killer whales, and this is certainly an impressive species, especially when seen in family groups.

An Antarctic cruise will enable you to see the Antarctic coastline and visit some of the islands of the Southern Ocean. Many of these islands have only a very small human population, others are uninhabited (by people anyway.) The silence away from the ship is simply stunning.

Visit the graves of some of the early Antarctic explorers such as Shackleton and venture amongst the islands and icebergs in a Rigid Inflatable Zodiac Boat (RIB).

That’s just the activities OFF the ship. Of course you have the normal exciting cruise ship lifestyle on board, with all luxuries available. No ordinary cruise this, though. You will have so much to tell people when you return home from your out of the ordinary holiday to the Earth’s least known continent at the end of the world.

Enjoy The Holidays Without Overindulging

For those watching their waistlines, the holiday season can be a truly stressful time. However, there’s some good news – most people don’t gain as much during that time as they might think. But, the bad news is that the weight gained during the festive season turns into an unwanted gift that can’t be returned.

Researchers from the National Institutes of Health and the Medical University of South Carolina studied 195 people and found that nearly a year later 85% of the participants still had not lost that extra weight. That means that even if you only gain two pounds during the holidays, that if you consistently do that year after year you’ll be 10 pounds heavier in just five years! The study also found that overweight and obese participants gained the most weight during the holiday study compared to others.

Don’t worry, it’s not necessary to hibernate during the festivities in order to avoid packing on the pounds. There are reasonable ways to alter your behavior so that you can still enjoy yourself without becoming an unofficial member of the holiday weight gainers club.

.Strive for five-a-day. Ensure that you eat five or more servings of fruits and vegetables a day. They contain fewer calories then most other foods and far more nutrients. Plus, since they often are high in fiber they help make you fill full. So, promise yourself that before you’ll indulge in any holiday “goodies” you’ll first eat your five-a-day.

.Allow indulgences but limit them. Preferably, permit yourself to have one cookie or one piece of cake per day. But, no more than that. That doesn’t mean you have to have a goodie every day and it also doesn’t give you free reign to eat two servings one day because you didn’t eat any the day before. Stick to your limits. And, remember that even just one indulgence a day may require you to reduce your calorie intake somewhere else or burn extra calories.

.Give yourself an early gift. Make it a priority to do some type of physical activity every day, no matter how short. Exercise is a major factor in both preventing weight gain and losing weight. Schedule your exercise times on your calendar and don’t let anything brush them aside. Taking care of yourself is the best gift you can give.

.Spend less time in the kitchen. Cooking and baking for the holidays is a very enjoyable experience for many but is it really necessary to bake dozens of the most high calorie deserts? Try finding some baking and cooking alternatives that still allow for the fun of kitchen time with family and friends but are more nutritious.

.Keep it in perspective. Overeating at one meal is not going to be the cause of a permanent weight gain. But, if you use that as an excuse “I’ve already sabotaged my day anyway.”, then it could lead to a snowball effect. Don’t allow it to stop you from exercising that day or the next or give you an excuse to overeat all day long.

.Don’t over extend yourself. It’s easy to get caught up in the whirlwind. You may have offers for business parties, family gatherings, neighborhood socializing, school functions, etc. It’s okay to say no to some of them. If you commit to too many events, it’s easy to get stressed. And, stress often leads to bad food choices and abandonment of workouts. Not to mention that some research has indicated that some stress can actually cause weight gain.

.Go to the back of the line. When at a party with a buffet, allow others to hit the food table first. It’s likely that many of the most enticing (and calorie heavy) foods may be gone before you get your plate, thus eliminating some of your temptations.
