Paris Off the Beaten Path: Try Small Museums

Fans of Klimt, Schiele & Co., I recently wanted to take a leisurely look at the Grand Palais blockbuster exhibition on Vienne 1900. I picked a weekday mid-afternoon, assuming I could whizz in and loiter through. Oops! I lined up before the entry (in freezing weather) for over an hour. And when I got a glimpse of the over-populated jostling going on inside, threw in the towel.

If body-contact sport isnt your ideal for expo-visiting in Paris (or elsewhere), try small museums.

Heres a sampling of Parisian fares in this vein, where – despite the displays intrinsic interest, and English documentation generally available – youre not likely to have your feet trampled or be elbowed in the ribs. Some are so tiny they arent mentioned in Bordas authoritative Guide des Muses de France.

Lets begin by wandering down rue Antoine Bourdelle, 15e arrondissement (district) near the Gare Montparnasse. At no. 18 you cant not notice, through a grillwork fence, a garden hosting a bronze horse almost two storeys high.

This is the Muse Bourdelle, former home and studio of the sculptor (1861-1929) for whom the street is named, and whose work – fittingly for a small museum? – was grandiose in intent and result. The style is somewhere between rough-hewn Rodin (with whom he collaborated for a while) and Art Dcos wind-swept streamlining.

On view are samples of his inclination for antiquity and exoticism that range from statues of Sappho and Archer Heracles to a monumental portrayal of Polish national poet Mickiewicz and bas-reliefs of music, drama, etc. for the Thtre des Champs Elyses, inaugurated in 1913. It was inaugurated with a scandalous premiere of Stravinskys Rite of Spring, danced by a rather lightly clad Nijinsky. That year Bourdelle exhibited work at New Yorks landmark Armory Show.

Just around the corner is the diminutive Muse du Monparnasse recalling such Roaring-20s Montparnasse denizens as Hemingway, Picasso and Modigliani. It opened its doors in 1998 in a quaint paved street (Chemin du Montparnasse) which itself is worth the visit.

The museum offers its visitors a treasure trove of photographs taken by such luminaries as Robert Doisneau and Henri Cartier-Bresson, and many watercolours and prints by Montparnasse artists.

Still closer to the Gare Montparnasse is the Muse de la Poste, an offshoot of the postal administration – and a good place to take the prettiest mail-woman in your neighborhood.

Opened in 1973, its a museographical surprise: you take an elevator to floor five then spiral down, room-to-room, to the ground floor.

Goodies along the way include: an articulated-arm Chappe semaphore (ca. 1800), part of a France-wide network enabling messages to come 10 km. station-to-station in clear weather from, say, Calais to Paris in just over an hour until France imported Samuel Morses system in 1856; a lovely 1900 ceramic post office counter; and an explanation of Paris pneumatique system that, 1866>1984, air-propelled correspondence via underground tubes at a speed of up to 700 meters a minute.

And now, for gruesomely comic (?) relief : Paris Crime Museum a.k.a. Muse des Collections Historiques de la Prfecture de Police.

Can you imagine what early handcuffs looked – and felt – like ? Ouch ! Theyre there. As are: a genuine guillotine blade, perhaps used on the murderer of a nearby victims punctured skull, and stark temporary exhibits.

A recent one of these documented oh-so-graphically the trials and tribulations of bagnards – forced-labor convicts transported to hellish camps in e.g. New Caledonia and French Guyana as late as 1953. Among them was the escapee-author of 1970s U.S. best-seller Papillon.

For wine buffs I can think of no place better than the Muse du Vin (Wine Museum). It opened its doors in 1984, and hunkers in 13th century quarries reconverted in the 16th-17th centuries by monks to store their wine (grapes grew abundantly on the Passy slopes, now facing the Eiffel Tower).

Ranging through time from Roman domination, and signposted by mini-Bacchus figures, displays include viticulturists tools, a barrel-makers workshop, and vessels for testing, storing, transporting and consuming the beverage.

The visit ends with… wine-tasting. You can also lunch there.
Thermal springs once flowed here, so the Wine Museum is on… rue des Eaux: Water Street!

Protecting Equity Gains

The investment property tax strategy protects your equity gains by separating and leveraging them. The leveraging process is best explained with an example.

Scenario 1 Without Tax Strategy

Assume you purchased a rental property in 1999 for $250,000 with nothing down. As of July 2005, the combination of loan payments and appreciation has resulted in a gain of $250,000. You have amassed wealth, but all of it is at risk. If prices drop twenty percent over the next year, you will lose $100,000 of your equity in the rental property.

Scenario 2 With Tax Strategy

We are going to use the same exact scenario. It is July 2005, you have $250,000 in rental property equity, but all of it is risk. You decide to implement the investment property tax strategy and the following occurs.

Our goal is to protect the $250,000 in gain on the rental property while also maximizing tax reductions. The first step is to refinance the property with, typically, an interest only loan. A percentage of the equity gain is taken out of the property and placed into an equity index insurance product. The equity percentage is arrived at by determining the payment amount you can afford on the loan. Typically, it is tailored to match your current loan payment amount.

Going back to our scenario, what happens if property prices pull back 20% over the next year? You do not suffer the loss of $100,000 because the gain is sitting in your equity index insurance product. Essentially, it is a wash and you have protected the capital gains while capturing a stock market-based rate of return.

Ah, but it gets better.

Equity Index Insurance

The investment grade insurance product isnt just any policy. Instead, the policy we use is tied to a stock market index. What if the stock market suffers a loss? Not to worry, this policy carries a guarantee that you will never lose a dollar, even if the market crashes. If the stock market did crash, the policy would simply credit you with nominal growth for the year in question. In all other years, the policy would grow with the stock market. On top of all of this, the money in the insurance product grows tax-free.

So, what has been accomplished? First, you have protected your rental property equity gains from home price fluctuations. Second, you have leveraged your equity into two growth channels, the stock market and appreciating house prices. Third, you have converted taxable growth [property appreciation] into tax-free growth [insurance].

With housing markets ready to cool down, this strategy effectively locks in your profits. Preserving equity gains should be a primary goal of any investment property owner.

NJ Towns: What’s In A Name?

When you think of “Paramus” do you automatically think, “shopping malls?” If you do, you are not alone. On a recent trip to the west coast, I was asked, “where in New Jersey do you live?” When I mentioned near Paramus, the person nodded her head in recognition. She knew that the town was a shopping mecca on the east coast.

Paramus’ origins and even recent history, belie the shopping mecca label. As recently as the 1960s, the borough was dotted with farmland; indeed Paramus is derived from the Lenni Lenape name Perampsus, meaning: “where there is worthwhile or fertile land.” Where there was fertile land, maize or corn was grown and wild turkeys were also found in abundance. Thus, the meaning of Paramus . . . “A fertile land where corn was grown attracting wild turkeys”. For kicks, go to the Paramus Park Mall and observe the Indian riding the turkey [Route 17 entrance near Macy's]. It looks odd to the visitor, but with your new knowledge of Paramus’ name origin, it explains much.

Clifton could easily be called Cliftside or Underclift due to its proximity to Weasel Mountain, now called Garrett Mountain. Acquackanonk Township was an earlier name for Clifton, which at one time also included the cities presently called Passaic and Paterson. Acquackanonk was part of Essex County until its residents, unhappy, with the preferential treatment Newark was receiving, asked to leave the county and be joined to Passaic County.

In Essex County, the name Bloomfield suggests bucolic farmland. While the farmland part may have at one time been true, Bloomfield was named for a New Jersey governor who served from 1803-1812; Gov. Joseph Bloomfield also served as a U.S. Senator. The present day township of Bloomfield was originally part of Newark, which was settled in 1666.

New Orleans, Louisiana, USA

In August 2005, Hurricane Katrina smashed into a heavily populated part of the USA, specifically the city of New Orleans in the state of Louisiana.

The city was ruined. Over 1,100 people died.

Known as the “Crescent City”, the city of New Orleans, in the US state of Louisiana, had a population of just under half a million people, with Greater New Orleans bringing the figure up to 1.3 million. One quarter of the population was under the age of 18, according to the 2000 census, and one-third was aged under 25.

“New Orleans” is usually pronounced by locals as “Noo Aw-lins”.

It was home to some of America’s poorer citizens – more than one quarter of the population was considered to be living below the poverty line. Household income was 35% below the national average, and individual income 20% below the national level.

The US federal government has a significant presence in the area. The NASA Michoud Assembly Facility is located in the eastern portion of Orleans Parish. Lockheed-Martin also has a large manufacturing facility located in the Greater New Orleans area that produces external fuel tanks for space shuttles.

New Orleans is in the Mississippi River delta and has always had a history of flooding. The first levees were built by French prison labour around 1718 and were only three feet tall.
The founding site was a rare selection of higher ground along the flood-prone lower Mississippi. Still, much of the city is located below sea level between the Mississippi River and Lake Pontchartrain.

Despite its economic and geographical disadvantages, New Orleans was famous for being a city of entertainment and excitement, both exuberant and hedonistic. It was a genuine world-class tourist destination, attracting visitors with the annual Mardi Gras (held on the iconic Bourbon Street) and the college-level “Sugar Bowl” gridiron match. Areas of the French Quarter and Central Business District in recent years began catering to booming tourism rather than residents and local businesses. The city’s charm increased when streetcar upgrades in Canal Street were completed as recently as 2004.

The city is also world-famous for its food. Specialties include beignets, square-shaped fried pastries that are sometimes called French doughnuts (served with coffee and chicory “au lait”), Po’boy and Italian Muffaletta sandwiches, Gulf oysters on the half-shell and other seafoods, etouffee, jambalaya, gumbo, other Creole dishes, and the Monday evening favourite of red beans and rice.

Only time will tell if the desire exists to resurrect this famous city. The hurricanes, the flooding and the problem of the disappearing wetlands have not been defeated.

The streets of Paris, particularly on spring or summer evenings, are an enchanting mosaic of clanking wine glasses, aromatic espresso and impassioned chatter against a background of softly lit cobblestone. The sprawling metropolis requires careful exploration to properly digest its enticing blend of traditional classy charm and progressive hyper-modernism.

Top to Bottom: Paris at an Angle
An array of sights and attractions offer unique views of Paris from above and, yes, below. Strange patters out of skulls can be found in the arrangements of bones that line the passageways 7 feet high on either side.

A Little Level Ground
Once you’ve come up for air, a refreshing stroll through Champs Elyses may be needed. The beautiful gardens that stretch out from the Louvre and the Arc de Triomphe are surrounded by one of the most popular shopping districts in Paris. Lalique Crystal and Louis Vuitton adorn the store windows between decadent chocolate and pastry shops. At night, venture into the Bastille quarter where swanky lounges and chic bars line the winding avenues. Enjoy a fresh made crepe from a street vendor or sit down in a romantic restaurant for garlicky escargot and tender Steak au Poivre paired with the best house wine you’ve ever had.

Although detractors may sniffle over the Parisian attitude, any display of gratitude and an attempt at French will earn overwhelming hospitality. Embrace Paris with a willing heart and the city of wine and cheese will swallow you whole.
